The new plan features additional space acquired through the combination of an addition beyond existing chimney and the creation of a floor over the original two story family room.
Two story family room - MBR to right
The new floor for the addition to be located at the bottom of the soffit. Ceiling at the chimney will rise and the wall will extend beyond.
New ceiling
Family room ceiling height is reduced to 9' creating space above for the addition.
The addition
New structure creates an expanded bedroom, a sitting room and outdoor deck space above as well as protected space for entertaining below.

Relaxing space with a view just off the new master bedroom.
AFTER
Recessed lights are added to the new 9' ceiling height. With the reduced ceiling height this new family gathering space feels cozier and more welcoming.

Barn door with oversized hardware creates dramatic entry to new space above family room.
Sitting room
The addition incorporates the existing chimney. Built-ins include two bookcases and fireplaces as well as a place for the television.
Bedroom into addition
The existing ceiling height creates a cozy bed chamber opening up to dramatic heights beyond. Entry to the deck is from either of two doors that open to reveal a great view of the outdoor entertainment area and gardens below.

"His" vanity ("hers" is opposite), Victoria and Albert tub, towel warmer and shower.
Shower
Linear shower drain on natural pebble stone floor, generous bench seat and built-in corner shelves.
Rainhead shower
Spa-like shower experience.
Functional and therapeutic shower
Body jets, hand-held and rainhead showers with a tiled accent niche. Beyond is a glimpse of the walk-in closet.
Closet built-ins
Generous walk-in closet creates a place for everything.
Closet with island
His side is to the right, hers to the left. The island is specifically designed to meet the clients' needs. The stylish pendant lighting creates feelings of both intimacy and drama.
Office into closet
Double entry to his office is from the hall and the closet. Beyond is the bathroom and the remaining master suite.
Laundry
We were able to move the laundry room upstairs where most laundry is generated with space taken from the original suite. The new entry is from the upstairs hallway and features a space-saving pocket door.
